What is Building Information Modelling (BIM)?

Building Information Modelling (BIM) is being widely prescribed as being mandatory for legislation and compliance including the Hackitt Report. With such drivers it is worth taking time to study what actually constitutes BIM.

Epping Forest District Council

The Civic Office Refurbishment scheme was a town centre development led by Epping Forest District Council, driven by economic development and community objectives. The scheme required provision of a 3D Digital Twin, in order for the Asset and Property Team to quickly visualise the FF&E Workplace Design prior to furniture procurement. This included COVID19 Space Planning, and workplace colour and texture selection using Dynamic 3D walkthroughs.

Stock Condition Surveys

In 2020, Hammersmith & Fulham Council experimented with 3D Photo scanning to survey a selection of high-rise buildings where 3D Photo scanning was included as part of the asset management team visits. The operation was budgeted in as part of the 4-year Compliance Capital Works programme with a prioritisation of surveying large high-rise building stock and also becoming compliant to the Hackitt Review. The 3D BIM scanning and additional asset information was hosted in a temporary 3D Digital Wrapper which could connect to the existing Technology Forge Property Asset Management Solution once the stock condition surveys were complete.

London Borough of Southwark Council

The impact of regulatory changes on housing providers following the tragic events of the 14th of June, Grenfell Tower fire and the subsequent release of the Hackitt Report has led to the Building Safety Act being enshrined in law for 2022. Housing providers are now implementing 3D BIM Surveys centralised within Digital wrappers or (EAM) Enterprise Asset Management solutions.
