The Civic Office Refurbishment scheme was a town centre development led by Epping Forest District Council, driven by economic development and community objectives. The scheme required provision of a 3D Digital Twin, in order for the Asset and Property Team to quickly visualise the FF&E Workplace Design prior to furniture procurement. This included COVID19 Space Planning, and workplace colour and texture selection using Dynamic 3D walkthroughs.
An internal review of office accommodation demonstrated that the Council is occupying, and consequently paying for, more space than it needs to accommodate the current and future organisational structure. EFDC developed its Estate Strategy leading to the refurbishment of the Civic Offices in Epping.
The Civic Office refurbishment resulted in a new agile open-plan space to accommodate EFDC staff on much reduced desk to person ratio, as well as dedicated spaces for partner organisations, customers and visitors from the community. The refurbished space offers open-plan offices with breakout and collaboration spaces, and meeting rooms of various sizes – including a large conference facility and flexible conference and events area at the ground floor.
Threeday placed a Digital Team to deliver a 3D Digital Twin Model as well as the 2D floor plans.
The 3D Digital Model provided high resolution and detailed 3D virtual tours.
The 3D Digital Twin was also used to demonstrate Smart Working ideas, such as intelligent furniture and interior design concepts.
Threeday utilised DynamicAIM for the duration of the project to provide online access to the 3D Digital Twin Model. This enabled EFDC stakeholders and suppliers to undertake reviews to discuss commercials, designs, furniture and colour schemes.
DynamicAIM enabled embedding, testing and costing of Smart Working technologies such as occupancy sensors, room booking and CAFM.
Senior Executives at EFDC were able to explore, visualise, cost and make informed decisions on the new workplace months ahead of the actual fit out.
Value was added to the project by adopting DynamicAIM and also capturing 3D Scans of additional assets.
