3D Asset Scanning for Stock Condition Surveys

 

In 2020, Hammersmith & Fulham Council experimented with 3D Photo scanning to survey a selection of high-rise buildings where 3D Photo scanning was included as part of the asset management team visits. The operation was budgeted in as part of the 4-year Compliance Capital Works programme with a prioritisation of surveying large high-rise building stock and also becoming compliant to the Hackitt Review. The 3D BIM scanning and additional asset information was hosted in a temporary 3D Digital Wrapper which could connect to the existing Technology Forge Property Asset Management Solution once the stock condition surveys were complete.

 

The objective was use new 3D tools to collect and reconcile asset data sets to overcome several historical problems including legislative changes, siloed information, disparate data sources and poor resident communication.


3D BIM/REVIT Surveying – building core and external infrastructure
Each building external and internal infrastructure was 3D Scanned into BIM producing a core Revit Model. Key assets were uploaded into the Revit Cobie data set. The concept being that this was a good start to evolving a full BIM/Revit Model for the buildings so that any new future project works to the building would involve adding new data to the core BIM/Revit Model. The core and external building infrastructure could be 3D BIM Surveyed with zero disruption to the residents and to LOD200 BIM standards.

3D BIM Photo Surveying – building internal spaces (flats, boiler rooms, lofts etc..)

Separately, and working beside the Stock Condition survey team a 3D Photo laser camera was used to capture the individual flats and key assets including white goods, smoke alarms, energy readings, fire doors and other information including the general condition such as damp spots, infestations etc. This was up-to-date enhanced data that would not currently appear on the current Property Asset Management solution

Successful outcomes included greater control of assets, a better way of working, a scalable solution, support of long-term plans, sharing of information with other organisations and being complaint with fire regulations and the Hackitt Report. Both the 3D BIM Revit and 3D Photo scans were consolidated into a single 3D confederated model which could standalone or link and refresh the Hammersmith & Fulham Asset Management Database.
